California Site Locations

Better Tomorrows serves 14  affordable housing communities in the state of California.
We aim to help each community realize its potential to better residents’ lives by partnering with outside nonprofits to assist with a variety of programming.
Currently, the majority of our sites receive social services from the Associate Director of California who travels among the sites to ensure residents have regular access to programming like academic support, financial literacy, health, wellness and nutrition, job readiness and stability, and social and community engagement.
There are both family and senior communities among the portfolio.
Most of the sites are in rural California and are small communities.
One exception is New Harvest at Jordan Downs which is being developed through a grant from the Choice Neighborhood Initiative to revitalize the Watts community in Los Angeles.
Due to the number of residents, New Harvest has an on-site Social Service Coordinator.

Blackberry Oaks Apartments (Senior)

Blackberry Oaks is a senior residential community offered to residents ages 62+ or handicapped/disabled. The complex is tucked in the beautiful Historic and Rural City of Sonora, California. Enjoy privacy and convenience all in one place. These apartments offer a gym inside and a nice patio to grill outside! 
The small town has just 4,000 occupants, and is the County seat for Tuolumne. Within the County boundary includes Yosemite National Park as well as year round recreation, with more than 50 lakes to boat, water ski, as well as hiking to the hidden gems! Golfing, skiing, wine tasting, gold panning, and so much more are all within a short drive from Blackberry Oaks Senior Apartments.
Blackberry Oaks is located not more than 2 miles away from an award-winning hospital, library, and senior center. Plus, Blackberry Oaks is an official stop for local bus transportation. Welcome to the perfect retirement location!

Garden Apartments (Senior)

Garden Apartments is a senior residential community and offers beautiful 1 & 2 bedroom apartment homes. These recently renovated homes feature granite countertops, new cabinets, and high-efficiency appliances. Garden Apartments is offered to residents ages 62+ or handicapped/disabled. The complex sits next door to its sister property – Oakdale II Apartments.
The Apartment buildings are located in the city of Oakdale which was founded in 1871 when the Stockton and Visalia Railroad met the Copperopolis Railroad. Oakdale doubled as a dusty ‘Texas’ town using railroad scenes for many films shot in and around the town. The Oakdale Cowboy Museum focuses on the area’s ranchers and rodeo cowboys and cowgirls, and the Sierra Railroad train has been featured in dozens of film productions.
The Sierra Dinner Train is located just south of the main intersection (Yosemite & F), operating on the 3rd oldest rail line in North America. The Sierra Dinner Train meanders through open-countryside and offers a unique, year-round venue for dining and family excursions. 
The Stanislaus River which runs on the outskirts of town offers areas for rafting, kayaking, swimming, fishing, camping and hiking.

Mesa Grande Apartments (Senior)

Mesa Grande Apartments is a senior living affordable apartment community in Needles, California. The homes are for residents ages 62+ or handicapped/disabled. This property was newly renovated in 2014 which provided all new vinyl plank flooring, appliances, kitchen countertops & cabinets, bathrooms, and more. Mesa Grande sits on beautifully landscaped grounds with lush, green grass and tall growing palms and is the sister property to Lilly Hill family apartments.
The small desert town of Needles is a city in eastern San Bernardino County, California. It lies on the western banks of the Colorado River in the Mohave Valley subregion of the Mojave Desert, near the borders of Arizona and Nevada and roughly 110 miles from the Las Vegas Strip. This small rural desert town is isolated from any other city within the county’s boundaries by several hundred miles. The population is approximately 4,844. 
Needles was named after “The Needles”, a group of pinnacles in the Mohave Mountains on the Arizona side of the river to the south of the city. The large Mohave Native American community shares the nearby Fort Mojave Indian Reservation and the town. Needles is a gateway to the Mojave National Preserve, and the town is located in the same region as Death Valley National Park. It is known for its extreme heat patterns including hitting 123 degrees in early 2021.

Parlier Gardens (Senior)

Parlier Garden Apartments makes living easy and comfortable as you move into your later years. This senior community offers beautiful 1 bedroom apartments for residents over the age of 62, as well as handicapped/disabled individuals. At Parlier Garden everything is done to make sure the residents love where they live by making their lives easier, providing amenities like 24 hour emergency maintenance, a laundry facility, and a fair pet policy. The small town of Parlier provides many resources to the people of Parlier Garden like various shops, restaurants, and entertainment. 
 
Parlier is centrally located in the Great Central Valley of California. The town was awarded a new designation as a Federal Rural Renewal Community that allows the City to revitalize their neighborhoods and businesses using Federal tax incentives. Parlier’s economy is experiencing a renaissance of development and diversification. A combination of public and private financing is under development for construction of several new housing projects, restoration of the downtown area, and development of the Parlier Industrial Park. With the proximity to major highway networks and an international air terminal 30 minutes north to Fresno, Parlier is the ideal business location to serve the vast California market of over 35 million people.

Lindsay Apartments (Family)

Lindsay Apartments offers an outstanding residential environment that many families are proud to call home. Residents enjoy the stability and reliability of on-site management 24/7, as well as other valued amenities such as our private Laundry Facility and fully furnished Community Center. Lindsay Apartments boasts shaded walkways throughout, a community playground and separate basketball court area, as well as plenty of picnic and BBQ areas for those relaxing and cherished family moments. 
The City of Lindsay is a small rural farming town located in the middle of The Great Central Valley. Its closest urban shopping area is Bakersfield several hours away.
Known as “Central California’s Citrus Center”, the first orange trees were planted seven generations earlier. After the Mexican-American War of 1846, settlers crossed the plains and headed for boom town to find gold. Finding no gold, they migrated south acquiring cattle along the way. In 1859, the early settlers drove their herd over 200 miles away and homesteaded along the Tule River and the settlement of Lindsay was created. These early settlers planted the first of thousands of orange trees giving way to an impressive view of the orchards pressed against the mighty Sierra Mountain range which is more than 14,000ft. However, the official development of the Lindsay townsite began under the Pacific Development Company when the Southern Pacific Railroad came through the area in 1889.

Madera Apartments (Family)

Madera Apartments is a family property offering a great selection of newly renovated 1, 2 and 3 bedroom floor plans. Each apartment home includes individually controlled heating and air-conditioning, large closets and much more. Included in these apartments on site is a playground for children, a community room and a computer lab, on-site resident parking, and social services programs.
Madera, located in the Great Central Valley, is a city in California and the county seat of Madera County. The city’s population is 61,416, and has a rich history of farming and agriculture. This farming town is a gateway to the Sierra Mountain range including Yosemite National Park. The closest major urban area is Fresno, California.

Lilly Hill Apartments (Family)

Lilly Hill Apartments is the premier affordable housing community in Needles, California. Our residents love the spacious, newly renovated design of every 1, 2, & 3 bedroom apartment home. Each apartment is equipped with all new appliances, energy efficient windows, central air conditioning, and more. The community also has a playground and a new community room. Wright Brothers Court (Family)

Prepare for lift-off and fly away like the Wright Brothers themselves into a beautiful new apartment located in California’s “Antelope Valley.” This Palmdale Transit Village Community features spacious one, two, and three-bedroom apartments designed to make you feel at home. In this dynamic and growing area located about 60 miles northeast of Los Angeles, commuting workforce households will find easy access from the workplace to home via the new, state-of-the-art Transportation Center.  
Palmdale is part of a twin-city complex with its northern neighbor, Lancaster. Together, they are the principal cities within the Antelope Valley region and California’s High Desert. Palmdale’s population 152,750. Together with its immediate northern neighbor, the city of Lancaster, the Palmdale/Lancaster urban area had an estimated population of a half million. 
Palmdale is located in Los Angeles County, and the urbanized centers of Palmdale and Los Angeles are separated by the San Gabriel Mountain range, which is about 40 miles. This range forms the southern edge of the Antelope Valley portion of the Mojave Desert. 

Oakdale II Apartments (Family)

Tuolumne Apartments (Family)

Tuolumne Apartments offer enjoyable family apartment living at an affordable price. This rural town offers hiking trails, fishing along the river and the remnants of logging railroads can be seen throughout the town. Tuolumne Apartments is located a short drive to alpine lakes, a local ski resort and is close to Yosemite National Park. 

San Andreas Apartments (Family)

San Andreas Apartments offers families apartment living at an affordable price. With a great location in San Andreas, a small northern California foothill town, the complex is surrounded by several shops, restaurants, pharmacies, and entertainment including gold mining and gold panning tours.
The weather offers four seasons California style – mild winters, hot summers and beautiful shoulder seasons. The town is minutes from Jackson which is the closest more populated area of the county.
Explore attractions like Mercer Caverns and Calaveras County Museum Complex, wine tasting in Murphy’s, which are all just a few minutes from the apartments.

Colusa Garden Apartments (Family)

Colusa Garden Apartments offers families spacious apartment living at an affordable price. One and two bedroom apartments offer countless amenities, including individually controlled heat and air conditioning. The complex includes a fully equipped kitchen within the community room which is used for social service programming as well as community events. 
Colusa is a small, but beautiful destination located on the Sacramento River. Located at the most northern point of The Great Central Valley, this small rural town is a step back in time. Explore this hidden destination, and be transported back into the 1940’s with it’s street lined streets and historic homes. 

Los Banos Apartments (Family)

Los Banos offers families spacious 1, 2, & 3 bedroom apartment homes. Conveniently located in the heart of The Great Central Valley in rural California. Take a day trip to San Jose or head east in the winter for some fun activities such as snowshoeing, skiing and ice skating located two hours away. Residents have access to all of the community features and social service programs and resources located on the property.
The small city is surrounded by the historic Los Banos Wildlife and Wetlands State Refuges. Purchased in 1929, Los Banos Wildlife Area was the first of a series of waterfowl refuges established throughout the state to manage habitat for wintering waterfowl. Expanded from its original 3,000 acres, there are now approximately 6,200 acres of wetland habitat which includes lakes, sloughs and managed marsh. Western pond turtles, raccoons, striped skunks, beaver and muskrats, as well as over 200 species of birds are among the many animals found here.
While the demographic of Los Banos is heavily Hispanic, there is a unique population of Basque people. This fun-loving group of people offer distinct food and culture to Los Banos. Known for their fun-loving nature, this community understands that a wine glass is not meant to just drink wine from but also danced upon. However, most of the Basque men tend to itinerant/travelling bands of sheep in the High Desert of Northern California. Considered a temporary sojourn in this culture, the isolated life endures harsh and often hostile landscape. These young Basque men enter one of the loneliest professions in the world before making their way home to have a family.

Jordan Downs Apartments (Family)

New Harvest at Jordan Downs is a place many call home. Our partner, The Michaels Organization (TMO) built new 1, 2 ,3, 4, and 5 bedroom apartment homes, which are accessible and spacious. Located in the heart of Los Angeles, minutes from Downtown and within walking distance to the grocery store and gym. 
The historic community of Jordan Downs first opened in May 1944. The complex was originally developed as semi-permanent housing for war workers during World War II. In the early 1950s, the Housing Authority of the City of Los Angeles (HACLA) converted it to public housing; it was among the last of the public housing projects in the Watts neighborhood to be opened for that purpose. It opened in 1955, shortly after new mayor Norris Poulson ended all new public housing in the city.
In the early 1990s, Jordan Downs witnessed the same social changes that marked the city of Los Angeles as a whole. The changing demographics of Watts were reflected in tenancy at the project, as Latin American tenants began to make inroads into the long-sizeable Black majority at the facility. 
New Harvest is the first of a 13-year project to revitalize the 700-unit housing complex. The Better Tomorrows initiative at the site provides case management to its residents. The network of partners within the neighborhood is unprecedented. Better Tomorrows is proud of and honored to be a growing part of this changing community. We believe that every day our coordinators are making a difference in the lives of the residents.
